Housing issues can be a common source of disputes. Clarifying the relationship between the landlord and the tenant can often help to ease this relationship. Knowing what to expect from each party and what their obligations are can be clearly drawn out. The following section may provide necessary information about what can be done to set up a good landlord/tenant relationship.

Landlord Liens
In Colorado, landlords of apartments, rooms and trailer space automatically have a lien against some of the personal property of a tenant for the amount of any unpaid rent.

The Lease
A lease (sometimes called a rental agreement) is a contract between a tenant and a landlord that gives the tenant the right to live in a house or apartment that the landlord owns in exchange for the payment of rent.

Every lease contains an implied promise by the landlord that the tenant may enjoy the possession of the unit in peace, free from interference or disturbance. This is called the "covenant of quiet enjoyment."

Repairs & Maintenance
The general rule in Colorado is that the landlord is not responsible for maintaining or repairing the unit.

Security Deposit
A security deposit is a sum of money that is paid by the tenant to the landlord to assure that the tenant performs the lease.
